This was one of those transactions that really showed why having the right Realtor matters.
I represented the buyer on this HUD home, which was listed by my brokerage. The property is in Springfield, right near the Longmeadow town line, and has that Longmeadow feel my buyers were looking for.
We actually had this home under contract once before, but during the process we discovered a major repair that hadn’t been accounted for. My buyers were devastated because they really wanted this house to work.
But we stayed patient and kept working.
Eventually, we were able to get the property back under contract for $43,000 LESS than the price from the first time we had it under contract, while also securing a significant amount toward the buyer’s closing costs.
And shortly after going under contract again, I was able to negotiate an additional $6,000 credit for my buyer.
There were plenty of bumps in the road, but perseverance paid off. After many years of working with HUD properties from both the listing and buyer sides, knowing how to navigate these situations can make a major difference.
Sometimes a house really does feel like it was meant for a certain family.
