Single-family homes HOT Towns- West Hartford, Glastonbury, and Simsbury

Condos are still appreciating, but pricing and condition matter more now. Updated units and realistic pricing sell quickly; overpriced condos sit longer.

• New Listings: 2,872 new homes hit the market this quarter — a 2.1% increase from Q3 2024.
• Homes Sold: 2,515 homes sold, a 1.9% decrease from last year.
• Median Sold Price: Prices continued to climb, up 5.1% year-over-year to $389,000.
• Days on Market: Homes averaged just 6 days on market — showing that well-priced listings continue to move fast.
• List-to-Sale Ratio: Homes sold at an average of 104.8% of the asking price, slightly lower than last year but still very competitive.
Single-Family Homes
Single-family homes remain the backbone of Hartford County’s housing market:
• Median sold price rose 5% to $415,000.
• Listings increased slightly, but sales dipped by 3%, reflecting ongoing buyer competition and limited inventory.
