Nothing like finding a water leak in a brand-new townhouse. 😂

The condensate drain line was leaking behind the wall, and once I started checking with the moisture meter… OL.
Yeah, we’ve got a problem. 😅

New construction can still have issues, and this is exactly the kind of thing you want caught before it becomes a bigger problem.

The main girder wasn’t even touching the pier 👀
Instead, the floor load was sitting on a small nailed 2x2 and the “support” blocks could literally be moved by hand. No surprise the hardwood floors were bouncing upstairs.

This pipe boot was just floating on the metal roof when I found it. 😅

Wrong boot, poor fit, and a whole lot of sealant trying to make it work.

The right boot matters.

Anchor bolts are an important part of how the house is secured to the foundation.

During this inspection, I found multiple loose nuts, along with several anchor bolts missing washers.

The washer helps distribute the pressure from the nut over the wood. Without a properly tightened nut and the required washer, that connection isn’t doing what it’s supposed to do.

This is one of the reasons a home inspection is so important. And for newer homes, an 11-month warranty inspection can be a great opportunity to identify issues like this before that builder warranty expires.

Yesterday, I had the opportunity to complete two 11-month warranty inspections — one in Raleigh and one in Zebulon!

Being trusted to inspect a home as it approaches its one-year mark is something I don’t take lightly.
