1) How have buyer behaviors changed in the last 6 months?

A: Buyers are finally able to take a breath and make more thoughtful decisions about home buying. The pace has shifted from urgency to intentionality, which isn’t a bad thing — it means today’s buyers are more qualified, serious, and likely to follow through. Rather than rushing to lowball overpriced homes, they’re watching the market closely and waiting for realistic pricing before making their move.

2) What is helping sellers stand out right now?

A: One of the smartest moves a seller can make is addressing deferred maintenance before the listing. Taking care of these items not only helps your home show better but can also protect your price. Your agent can help identify what truly matters to buyers and prioritize maintenance and/or upgrades that will have the biggest impact.

Listening to the market in real time is also crucial. Serious buyers are out there. When your agent suggests a change in pricing, presentation or highlighting an upgrade, take it seriously and act quickly — being responsive to the market can make all the difference.

3) What is the biggest mistake you see buyers & sellers making in this market?

A: Waiting to start is the biggest mistake buyers make. Touring homes, exploring neighborhoods, and figuring out what you really want takes time — no one can perfectly time the market.

The biggest mistake sellers are making right now is skimping on curb appeal and exterior maintenance. First impressions matter — make people excited to step inside, and ensure the inside and outside of your home are in harmony and reflect the price you’re asking. ✨
