Every journey has a starting point. Mine began with one agent who believed in me.
When I first started as a Transaction Coordinator, I had one client who trusted me completely. He handed me the reins, trusted my judgment, answered my million questions, and gave me the opportunity to figure it all out.

Hard Truth for Transaction Coordinators
If you’re charging $250–$350 per traditional file, it’s not just hurting you, it’s hurting the entire TC industry.
Transaction Coordinators are the backbone of every smooth closing.

While agents are:
• Spending time with family
• Prospecting new clients
• Going on appointments
We’re up late:
• Clearing conditions
• Chasing signatures
• Fixing contract issues
• Following up with title, lenders, and escrow
• Making sure deals actually close
Yet somehow, our work is still being priced like it’s “administrative help.”

So in reality, the take-home hourly rate is even lower.
That’s exactly why $350 per file is not sustainable for a professional Transaction Coordinator handling full-service traditional transactions.
