August gave us an interesting look at the NWA housing market!

Sales were down from last August, but the numbers tell a very different story depending on where you are and what price range you're in. Benton County slowed more noticeably, while Washington County saw higher median prices and stronger activity in the $500K–$1M range.

Heading into fall, I expect buyers to continue having more choices and negotiating power, while sellers will need to be more intentional about pricing, condition and marketing. Mortgage rates are still the biggest wildcard and aren't expected to give us much relief in the immediate future.

The good news? NWA continues to grow, and the latest Skyline Report showed home sales were actually up 3.8% for the first half of 2026.

My takeaway: this isn't a bad market—it's a market where strategy matters.

Is it just me, or is Arkansas approximately 4,000 degrees right now?

If you’re thinking about heading to Northwest Arkansas to look at homes, here’s an idea: mix your open houses with a little underground sightseeing.

Tour a few homes, grab some lunch, and then escape the Arkansas heat with a cave tour. We have some pretty cool options within an easy drive of Fayetteville:

War Eagle Cavern – Rogers/Beaver Lake area
Old Spanish Treasure Cave – Sulphur Springs
Onyx Cave – Eureka Springs
Cosmic Cavern – Berryville

War Eagle Cavern stays around 58° year-round, so when it’s pushing 100° outside, suddenly spending part of your afternoon underground sounds pretty appealing.

House hunting is a lot more fun when you make a weekend out of it. Come tour some homes, explore the Ozarks, eat somewhere good, and see what makes Northwest Arkansas such a great place to live.
