🏡 A builder’s incentive is part of your competition—even if it doesn’t appear in the list price.

Here’s an illustrative example: A Centerton resale priced at $400,000 with a 6.5% interest rate could have a higher monthly principal-and-interest payment than a $420,000 new-construction home offered with a builder’s promotional 4.99% rate.

The new home costs $20,000 more, but its payment could be approximately $250 less per month.

That’s why buyers aren’t comparing prices alone. They’re also weighing monthly payments, closing-cost assistance, upgrades, warranties, and other incentives.

If you’re planning to sell a resale home in Centerton or the 72719 ZIP code, your pricing and concession strategy should account for what nearby builders are offering.

Northwest Arkansas home sales dropped sharply in August—but does that mean the housing market is in trouble?

Benton County recorded 542 closed residential sales, down 21% from July and approximately 8% from August of last year. Washington County recorded 312 sales, down more than 18% from July and approximately 7% year over year.

Some of that decline reflects the normal end of the summer selling season, but the broader market shift is real.

In this week’s NWA Market Monday, I discuss:

How Washington County and Fayetteville are performing differently
Why Bentonville sellers should pay attention to longer market times
How builder incentives affect resale homes
Where buyers may have room to negotiate
What higher mortgage rates mean for affordability

🏡 **Forest Park homeowners — what are buyers actually paying for homes in our neighborhood?**

Recent resale activity gives us a useful range: homes have been **listing around $214–$224 per square foot and selling within that same $214–$224 range.**

That $10 spread can be significant. On a 2,500-square-foot home, it represents about **$25,000 in value.**

But here's the important part: price per square foot alone doesn't determine what your home is worth.

Condition, upgrades, lot, location within Forest Park, and competition from **new construction and builder incentives** can all influence what buyers are willing to pay.
