This is how you can lose a perfectly good sale before it ever closes.

⚠️Quick cautionary tale from one of my listings that you need to hear.

Before you list your home, it needs to be run through title. Not after you get an offer… before.

Because if there are liens or judgments attached to your property, they don’t just disappear. They have to be paid at closing.

And if what you owe is more than your equity or what you have available to bring to the table… the deal doesn’t move forward.

Which means you go from “we’re under contract” to “we just terminated.”

It’s frustrating. It’s stressful. And it’s completely avoidable.

Run title first. Always.
