Today we had the opportunity to attend a Beaver Lake educational workshop. As someone who works with buyers and sellers in Northwest Arkansas, we learned a lot and it also cleared up some common misconceptions about lakefront property ownership.

A few interesting facts about Beaver Lake:

💧 487 miles of shoreline
💧 31,700 acres of surface water
💧 1 out of every 6 Arkansans gets their drinking water from Beaver Lake
💧 11 parks
💧 672 campsites
💧 7 marinas
💧 8 resorts
💧 Approximately 3 million visitors each year
💧 Over $1.5 million in annual fee collections
💧 More than 2,000 boat docks and 5,000 boat slips

One of the biggest takeaways was learning about Corps of Engineers property boundaries.

❌ Myth: Trees with white bands painted on them mark the Corps boundary line.

✅ Reality: These are "witness trees" that simply indicate a boundary is nearby. They do NOT mark the actual Corps line. The true boundary is marked by a survey monument, and you may also see a white T-post nearby.

Another common misconception:

❌ Myth: Homeowners can remove small trees or clear brush on Corps property to improve their view.

✅ Reality: No vegetation can be removed without proper authorization. In recent years, some property owners have removed trees without permission, and the Corps has increased enforcement efforts. Violations can result in significant consequences, including impacts to dock permits.

The best advice for lakefront property owners? Ask permission, not forgiveness.

If you're a new Beaver Lake property owner, don't rely on rumors, neighbors, social media, or even your Realtor for definitive answers. Reach out directly to the U.S. Army Corps of Engineers. They're incredibly helpful and can provide accurate guidance specific to your property.

Beaver Lake is one of Northwest Arkansas' greatest resources, and protecting it helps ensure future generations can enjoy it too. 🌊

Today we celebrate an incredible milestone for one of our own, Marion Coleman.

After 35 years as a high school science teacher, Marion officially retired from education today. For over three decades, she poured her heart into shaping young minds, encouraging curiosity, inspiring students, and making a lasting difference in countless lives. That kind of dedication, patience, and compassion is rare and it’s exactly what makes her so special.

While retirement marks the end of one chapter, it also marks the exciting beginning of another. We are thrilled that Marion will now be joining us in real estate full time. Her passion for helping people, attention to detail, and genuine care for others will continue to serve our community in a whole new way.
