Why it’s important for agents to visit their listing and confirm the GLA square footage. Recently ran into a property listed with square footage based upon County Land Records. These measurements include a second floor of which did not exist. This resulted in the actual GLA square footage to be considerably smaller. The agents response was “Will this affect the value?” Answer…Yes! And your credibility! Take the time to visit your listings and confirm GLA square footage. County agents rarely come inside and measure homes and they round up to the nearest square foot!!!

It’s so very upsetting when you get a bill for $895 from Northwest Arkansas Board of Realtors to pay dues for local realtor board, state realtor board and national realtor association as well as image campaign, RPAC and MLS annual dues. But I’m not a realtor! I am not included in anything except the use of MLS Data which I also pay monthly dues. What kind of monopoly is this??? And when I ask what all that is for…. I was told it’s just what you have to pay to access our MLS system to do your job! Thanks for holding me and everything other appraiser hostage and making things just a little harder to work together.

Recently I was made aware of some posts by some so called reputable real estate agents whom I will be professional enough not to name regarding another appraiser. They of which called out by name as if they were in high school and no regard for effect their actions have on this persons livelihood. I couldn’t believe what I read. It was the most disturbing allegations without factual backing. First of all this matter could have legal repercussions. Second where is the code of ethics? If you don’t get the value you want is no reason to stomp you feet and try to hurt someone. To become an appraiser take years!!!! The work that goes into a report is extensive!!! It’s hard to understand that but it is so much more than just pulling comps! I would be happy to sit with anyone whom wants to learn how to do a market analysis before they list a property to understand the due diligence it take to analyze the dirt the structure as well as the past and current market trends for each property and area you are working in. I was a lender for many years and appraiser for over 17! I have seen my share of people who get into trouble and want to get out of houses but can’t because they owe more than it is worth. This is not about a realtor or an appraiser it’s about the responsibility we all have to our clients. Be careful what you do and what you say. We all work together!
