Rob The Realtor, Century 21 Epic, CADRE #01463352 REALTORĀ® at CENTURY 21 Epic | Rohnert Park | CA | DRE #01463352 I moved from Australia to Lake County in 1989, when I was only 8 years old.

I grew up in Kelseyville, where I graduated from Kelseyville High School in 1999. I attained a bachelor's degree in business administration from Saint Mary's College in Moraga in 2003. After graduating from college, I moved back to Lake County, started my real estate career in 2005, and have been helping my clients buy and sell homes ever since. My wife Jennifer grew up in Sonoma County, and we ha

ve two young children, Ava and Dominic. I chose to work for Century 21 Epic because they have offices in both Sonoma and Lake counties, enabling me to serve my clients better. The Century 21 Epic team is close-knit and very supportive of its Realtors. I served as a board member of the Lake County Association of Realtors for three terms and as a member of the LCAOR Scholarship Committee. I stay involved in my community, having coached high school football, track, and youth basketball when they needed volunteer coaches. I have also proudly provided Thanksgiving dinners to families in need throughout Lake County for the past 12 years and helped provide close to 500 meals. I enjoy the outdoors and spend my free time camping and scuba diving at the coast. I am an avid spear fisherman and look forward to exploring the underwater world further in the future. I feel very fortunate to have grown up, lived in such a beautiful place, and given back to the community that has given me so much.

Credit card debt is soaring, with Americans owing over $1.28 trillion. If you're a homeowner, a Home Equity Line of Credit (HELOC) could be your secret weapon. Use it to pay off high-interest credit cards (20-25%) with a much lower HELOC rate (7-9%) and save thousands in interest. Just be sure not to rack up the credit card debt again!

The housing market saw a massive spike in March with pending sales up over 30%. Listings and sales also increased, continuing a strong first quarter. Buyers, especially in entry-level, should prepare for multiple offers and strong bids. Sellers, now is the time to capitalize on high demand.

Using a pressure washer on solar panels can cause damage. The fittings are watertight but not designed for high pressure. Even when cleaning out bird proofing, avoid pressure washing under the panels. It's simply too risky.

Solar panels are a big investment, but batteries add another layer of cost, potentially reaching $10,000 per unit. The economics have shifted significantly with NEM 3, making batteries essential for making solar financially viable now.

Homes that move quickly usually share a few simple qualities.

The price feels believable.
The condition feels manageable.
The layout works for everyday life.

Buyers notice those things within minutes.

When those pieces align, hesitation disappears and showings start stacking up.

Momentum often begins with the very first impression.

Some design choices never go out of style. Clean lines, natural light, and functional layouts continue to attract buyers. These features help homes feel modern and livable.

Ever wonder how doorways and windows are built? It all comes down to a crucial piece called a header or lintel. This wooden beam, often a two-by-six, supports the weight from above, transferring it to trimmer and king studs. It's the key to strong, stable openings in any wooden structure.

If your home's value is less than your mortgage balance, a short sale could be an option. It means your lender allows you to sell for less than you owe. This can protect your credit and potentially eliminate remaining debt, avoiding costly foreclosure.
