Another project for my clients completed and closed.

I have worked with these two for years. Bought with them, sold with them, watched how they work when there is no camera running. They buy the houses other people walk away from. The distressed ones. The ones that need more than a weekend. Then they spend their money where it does not show. The bones. The systems. The things that do not photograph well but keep a house standing for the next thirty years.

Here is what tells you who somebody really is. They could go upmarket. Bigger homes, bigger margins, bigger bragging rights. They choose not to. They keep their projects affordable on purpose, because they want a first-time buyer to have a real shot at something solid. In this market, that is close to a radical act.

And the market noticed. Their latest project just closed after multiple offers. That is what happens when the work is real. Buyers can feel the difference between a house that was dressed up and a house that was actually fixed. They competed for this one.

So I am going to say it plainly. I am proud of you both. This is what doing it right looks like, and Rolla is better for it.

Some closings are easy. This one asked more of everyone involved.

Here is something most sellers do not know. When a sale involves government-backed financing, the repair list does not always end with the buyer’s inspection. The appraiser can come back and require more, which means a seller who is not prepared can get hit twice.

This sale needed a new roof. Instead of asking my seller to pay out of pocket, I coordinated with a local roofer I know and trust to do the work and be paid from the proceeds at closing. My seller never wrote a check or carried that weight. I also held off on the work until the financing requirements were confirmed, so nothing happened a day too early.

The appraiser also required a separate repair, on a tight deadline, with documentation that had to be exact for the loan to clear. A second contractor handled that one cleanly and on time.

Real credit to both Bales Roofing for the roof, and MR Handyworks for getting the appraisal repair done and documented right against a hard deadline.

The way I see it, my job is to carry as much of this as I can so my sellers do not have to. 804 E. 12th Street closed on time.
