They don’t call them wood-destroying pests for nothing… (check out slides 2–4 👀)

A Wood Destroying Pests & Organisms inspection (aka Termite Inspection) is something I always recommend when buying a property. These inspections go beyond just termites - they look for:

• Active and past termite activity (both drywood & subterranean)

• Wood rot and fungal decay

• Conditions that could lead to future damage (moisture, poor drainage, wood-to-soil contact)

The report will typically outline findings and recommend treatment and repairs, and in many cases, you can also get cost estimates to understand the financial impact.

⚠️ Why this matters:
Deferred maintenance and hidden wood damage can turn into thousands of dollars in repairs. Knowing the condition upfront gives buyers leverage to:

• Negotiate repairs

• Request a credit

• Or make an informed decision before moving forward

💡 Pro tips for buyers:

• Ask when the property was last inspected or treated. Not all homes require fumigation, and timing varies based on risk and history

• Don’t assume a home is “clear” just because you don’t see damage as termites often work behind the scenes

• Pay attention to moisture issues. Leaks, poor drainage, and exposed wood are major red flags for both termites and fungus

• Review whether the report includes a “clearance” (common in California), which lenders may require

“Tenting” is typically used for drywood termites, but it’s not something every home needs on a fixed schedule. Treatment depends on the level of activity and type of infestation; a professional inspection will determine the right approach.
