Burnt Torrance home sold twice for over a million.

Sometimes a house becomes more than just real estate, it becomes part of a community story.

Many nearby neighbors remember the fire at the home on Lenore St in West Torrance. The original homeowner was an elderly gentleman who escaped through a window during the fire. It was a heartbreaking story. The community was grateful his life was spared and he was able to slowly recover.

This property quietly became a reflection of today’s Torrance real estate market.

After the fire, the burnt home sold in probate in 2025 for $1,075,000, it was listed at $1,029,500.
Many in the neighborhood assumed the investor who purchased it would completely rebuild the property. Instead, the home recently came back on the market listed at $980,000 and ultimately sold again for $1,000,000.

That says a lot about the demand for Torrance real estate, especially West Torrance.

Even a property with significant history and challenges still held substantial value because location matters. West Torrance continues to be one of the South Bay’s most sought-after neighborhoods thanks to:

How many home inspections should you get?
It depends on the home, but here are the most common ones buyers consider:
General, pest, sewer.
Your general inspector will typically tell you if there are any red flags requiring you to get further specialized home inspections. (Roof, foundation, HVAC, electric, plumbing etc)

During your inspection contingency period, is when you investigate everything about the home before committing to the purchase. Think of it as your opportunity to fully understand and be informed about the home you’re buying.

Home inspections can take 2–6 hours, but they’re absolutely worth the time. The goal is to uncover any issues, get quotes if needed, and decide how you want to move forward.

My clients are so excited about this home, and inspection days can be long… so I always like to bring a little treat for everybody. We kept everyone happy with pastries from 🥐🍓

Because buying a home should be thorough… and a little sweet too 😋🥐

Los Angeles, if you’re in escrow, this weather is your friend! ⛈️🍃🌩️

☔️Rain is a free stress test for the house you’re about to buy!

Number one — the roof.
If there’s a leak, we want to know now. Not after you own it.

Number two — windows and doors.
Wind-driven rain will show us very quickly if there are bad seals or hidden water intrusion.

Number three — drainage and foundation.
Is water flowing away from the house… or pooling around it!

Number four — trees, fences, and exterior stability.
Strong wind tells us how solid everything really is!

I tell my buyers, heavy rain and wind tests the pressure of your home. If your Southern California home can handle severe weather, you will sleep better😊

My plan was to talk in the video, hair blowing in the wind, looking all glam, and it was a big fail 😂🤳😭
