🦇 Bat alert!

While inspecting the basement of this beautiful townhouse, I noticed a dark, shadowy figure flying around. With the low ceiling, it flew right toward me, and I ran upstairs! The real estate agent asked, “What’s wrong?!” I said, “There’s a bat flying downstairs! It looks like Halloween!” At that exact moment, the bat came flying up the basement stairs into the family room, and everyone scattered! 😂

The agent insisted the sellers have a pest professional remove the bat and come back later. With a full schedule, I decided to finish the inspection with my new friend still in the house. I also wanted to make sure no other bats were hiding in the attic before the pest professional arrived.

We later figured out exactly how it got inside. The exterior dryer vent was missing a flap, which I had already noted, and there was no dryer connected on the other end. The bat had an easy way into the home but no way back out!

This inspection was definitely one for the books! Just another day in the life of a home inspector! 🏠🔍🦇

Did you know the garage overhead door is typically the largest moving object in a home? That means damage to the rollers is more than a mechanical inconvenience. It's a safety hazard. I recommend periodically checking the rollers, panels, springs, and supports to keep your home safe.

Five years ago today, I took the biggest risk of my life and officially opened my home inspection business!

Knowing that around 4 out of 5 home inspection businesses fail by the second year, and about half of the remaining fail by the fifth year, I knew the odds were against me. To make matters worse, just a couple of months after opening my business, the real estate market entered one of its slowest periods in decades! My first two and a half years in business came at a time when many home inspections were being waived. Despite all of that, I knew I would never give up. I never had a Plan B. This was what I was meant to do.

Of course, none of this would have been possible without my wonderful clients and the amazing real estate agents I have had the privilege of working alongside. My favorite part of this job is helping people by providing a thorough, honest, and fair home inspection. I have lost count of how many times clients have told me, "This is the best home inspection experience I have ever had!"

Fast forward to today, and I regularly have a full schedule! A quote that has stayed with me from the very beginning is:

"Entrepreneurship is living a few years of your life like most people won't, so that you can spend the rest of your life like most people can't."

One of the crazier structural concerns I've come across over the years. These adjustable steel columns are intended for temporary support, yet three were being used as the permanent supports for the main wood beam. To make matters worse, the bases had been encased in concrete, trapping moisture against the steel and creating conditions that would lead to corrosion and eventual failure, causing major damage to the house.

The interesting part? This 40-year-old house was beautiful and in PERFECT condition. Brand-new roof, gutters, exterior cladding, kitchen, bathrooms, flooring, furnace, air conditioner, water heater, kitchen appliances, washer, dryer, paint, and trim. Everything looked fresh and updated. I wonder why. 🧐

I explained the risks to my client, and after considering the information, he decided to move forward with the purchase.

It raises interesting questions: Would you buy a house that checked every box except for one issue that could affect the home's structural support? Or would you pay to have proper concrete pylons poured with support columns installed?

An overhead electrical service entry carries high-voltage, high-amperage electricity into the home, so damaged sheathing is a significant safety concern! Over time, the rubber or cloth sheathing breaks down, exposing the live conductors. Both of these homes required evaluation and repair by a qualified electrical contractor to help prevent a potential fire hazard.

Every aspect of the home is evaluated during a home inspection. Issues like these can go unnoticed for many years!

This was my first time seeing a bolt-on PVC-to-cast-iron cleanout, and it was made by a well-known plumbing supply company, Oatey. Do any plumbing professionals out there know about these? I could not find anything online about them. I would question the integrity of the sewage gas and water-tight seal, which will also likely be damaged if someone attempts to remove the cap.

One thing I love about this job is running into the bizarre, unique, and downright funky “solutions” homeowners and contractors come up with. More often than not, it all comes down to cost, choosing a cheaper workaround instead of fixing the problem the right way. These findings definitely keep my job interesting!

This is exactly why you get a home inspection for new construction: this issue could have gone unnoticed for months, leading to thousands of dollars in water damage and mold growth! It appears a plumbing vent was installed after the roof covering was completed; however, the plumber left the flashing inside the pipe, but the roofing crew never returned to install and seal it! Fortunately, this was caught using my drone.
