Earlier this week, I had the pleasure of gathering with some of the most innovative and successful home inspection companies nationwide at the Inspection Fuel Conference in Louisville, Kentucky. Together, we attended presentations, collaborated in masterminds, shared meals, and made new friends, all with one common goal: to provide the best inspection services for our clients and referral partners.

The three days were packed but exciting, and the energy stayed high throughout. The speakers were best in class, covering topics ranging from inspecting to relationship building and marketing. As my very first conference, I absorbed a wealth of information and made memories that will stick with me forever. In this 3-flat, the tenant in the basement garden unit had access to the building's electrical panels and hadn't paid their electric bill. They tapped into the other paying units' panels with a wire far too small for the load, creating a major fire hazard for everyone in the building. My client couldn't help but appreciate the lore behind it all: someone doing whatever it takes to survive. Fortunately, the client got this sorted out, and the building's safety was restored.

A bathroom fan exhaust vent can't terminate into the HVAC chimney, especially not one that the furnace and water heater already vent into. It always amazes me the creativity of some handymen. The bathroom fan should have its own dedicated vent that exhausts directly to the exterior. If you are going to remodel an older home to add a basement bathroom, hire a qualified professional to complete the work to protect your home's integrity and safety.

This dryer exhaust vent was routed with a long, flexible duct that dips and sags around the nearby rigid ductwork. Dryers are the number one cause of appliance fires, and low points like this let lint collect, restricting airflow and raising the fire risk. I recommended that a qualified professional reroute the duct. Do you know how your dryer vent is routed in your home? It's worth checking.

Corrosion alert! During construction, one of the tradespeople left an unknown, highly corrosive building material sitting in this brand-new stainless steel sink, ruining it beyond repair. My client is an investor, and he's counting on me to catch every detail, high and low. I'm glad I found this one so the flipper can replace it before closing.

🦇 Bat alert!

While inspecting the basement of this beautiful townhouse, I noticed a dark, shadowy figure flying around. With the low ceiling, it flew right toward me, and I ran upstairs! The real estate agent asked, “What’s wrong?!” I said, “There’s a bat flying downstairs! It looks like Halloween!” At that exact moment, the bat came flying up the basement stairs into the family room, and everyone scattered! 😂

The agent insisted the sellers have a pest professional remove the bat and come back later. With a full schedule, I decided to finish the inspection with my new friend still in the house. I also wanted to make sure no other bats were hiding in the attic before the pest professional arrived.

We later figured out exactly how it got inside. The exterior dryer vent was missing a flap, which I had already noted, and there was no dryer connected on the other end. The bat had an easy way into the home but no way back out!

This inspection was definitely one for the books! Just another day in the life of a home inspector! 🏠🔍🦇

Did you know the garage overhead door is typically the largest moving object in a home? That means damage to the rollers is more than a mechanical inconvenience. It's a safety hazard. I recommend periodically checking the rollers, panels, springs, and supports to keep your home safe.

Five years ago today, I took the biggest risk of my life and officially opened my home inspection business!

Knowing that around 4 out of 5 home inspection businesses fail by the second year, and about half of the remaining fail by the fifth year, I knew the odds were against me. To make matters worse, just a couple of months after opening my business, the real estate market entered one of its slowest periods in decades! My first two and a half years in business came at a time when many home inspections were being waived. Despite all of that, I knew I would never give up. I never had a Plan B. This was what I was meant to do.

Of course, none of this would have been possible without my wonderful clients and the amazing real estate agents I have had the privilege of working alongside. My favorite part of this job is helping people by providing a thorough, honest, and fair home inspection. I have lost count of how many times clients have told me, "This is the best home inspection experience I have ever had!"

Fast forward to today, and I regularly have a full schedule! A quote that has stayed with me from the very beginning is:

"Entrepreneurship is living a few years of your life like most people won't, so that you can spend the rest of your life like most people can't."

I am incredibly grateful to everyone who has supported my business over the past five years.
