Buying or selling a condo in Illinois? There are some BIG changes you need to know about.

Fannie Mae and Freddie Mac have changed the way many condominium projects are reviewed for financing.

As of August 3, 2026 the limit of review process was retired for many condo transaction. It means Landers may need to take a much closer look at the condo association, including its finances, reserves, insurance, assessments, and overall condition.

Also another important day to remember starting January 4, 2027 the minimum replacement reserve allocation for main projects increases from 10% to 15% of the associations annual budgeted assessment income. That means the financial health of the condo association matters not just the financial health of the buyer.

So if you’re buying or selling condo, don’t wait until the last minute to find out whether the building qualifies for your buyers financing or if you’re well prepared for the sellers when it comes to selling.

Ask questions. Review the association document. And get your lender involved early.
