Another wild ride on the Real Estate rollercoaster!

This one was fun, but another test of emotional fortitude. 😁 😅

I asked my sellers if they trusted me and they said YES. Knowing their home was going to be a very hot property and already having previous knowledge of several interested buyers, I told them the strategy we needed to use for them to achieve the very best result was to underprice it.

Did the color & expression drain from their faces? Sure. And yet, they put their FAITH & TRUST in me to let me run the show & do what I do.

Not only did we under price it, we rolled it out with delayed negotiations. The goal was to ensure that as many interested buyers as possible had an opportunity to get in the door and get their offers submitted.

We let it hit the market 4 days before July 4th to further ensure that we maximized the buyer pool, in an effort to capture buyers who were leaving town and coming into town for the holiday. In other words… We got them coming and going. 😂

The result was complete and total pandemonium. 🤯 The magnitude of which even I did not anticipate. 😳 😵‍💫

I lost count of the number of showings, but 13 STRONG OFFERS later, most $50k-$100k over asking, we sat at their dining room table to discuss each and every one in fine detail, taking into account price, terms, dates and deadlines, until finally, the winning bid was selected. 🥳

Some will wonder… Why not just list it at the desired price from the start when all you really need is one good buyer? 🤔 And that is a valid question. The simple, short answer is this…

With competition comes many benefits. First & foremost, should an appraisal be necessary, competition tells the appraiser the price was justified. ✅

With competition, buyers tend to sweeten their offers with bigger down payments, fewer contingencies (if any), flexible closing dates… which all equates to LESS RISK for the seller.

And typically, the primary result is a MUCH HIGHER SALE PRICE than they could have captured by starting high. ⤴️💲💲💲⤴️

Of course it was just a BONUS that the agent on the other side was Amanda Reinfelds, one of my favorite people in the entire world… So that made it this one all the more wonderful. 💗

THE MORAL OF THE STORY is, there is often keen strategy involved in real estate. Timing, solid marketing, a good capable agent on each side & yes, sometimes a little bit of luck… but STRATEGY IS KEY. 🔑
