Sure that paycheck looks amazing when you receive one.
Not every year is the same. Not all leads lead to a closing.
Some people listen and some don’t. If you’re not a people’s person, find something else. This job requires you to work with people, adjust to their personality and mood, have patience and be very reassuring for them. People don’t like to be rushed into anything.

However, when you choose me to be your realtor. I show up time and time again because this process takes time. Sure, you can find a home within a week but it can also take months before you find the one. Either way, I’m here for you. & when the market has nothing to offer. I go above and beyond. Roaming all the streets in the area to find a for sale by owner, all over social media to find homes listed, and marketing to meet your needs and wants. I’m with you all the way to the closing table and until those keys are in your hands so we can then celebrate together.

When the market has nothing to offer, that’s when you truly see what you’re realtor is capable of. & if they have the drive to keep going or give up on a transaction.

FHA: Requires a minimum credit score of 580 for a 3.5% down payment; demands both an upfront and annual Mortgage Insurance Premium (MIP); and features county-specific loan limits.

Conventional: Down payments start as low as 3% for qualified first-time buyers; Private Mortgage Insurance (PMI) is required if the down payment is less than 20% but can be canceled once sufficient equity is reached.

USDA: Offers zero down payment for buyers with incomes up to 115% of the local median; requires homes to be located in designated rural or suburban areas; and has a funding model that charges upfront and annual guarantee fees.

VA: Requires zero down payment for eligible veterans, active-duty service members, and surviving spouses; does not require monthly mortgage insurance (PMI); and involves an upfront VA funding fee (ranging from 1.25% to 3.3%) which can be financed into the loan.

And here’s the one that most people don’t know about…

FHA 203(k): Rolls both the home purchase price and renovation costs into a single mortgage; requires a minimum 3.5% down payment; and is available in both a Standard (for structural repairs) and Limited version (for cosmetic upgrades).
