Understanding Your “Must-Haves” vs. “Nice-to-Haves”
Before you even step foot in a showing, you need a clear, written list. It’s easy to get swept up in the excitement of a vaulted ceiling and forget that you actually need a home office.

Take out a piece of paper (or a tablet) and make two columns:

- Non-Negotiables: These are things you cannot change. Number of bedrooms, a specific lot size, or a garage.

- The Wish List: These are the “perfect” elements. Granite countertops, hardwood floors, or a finished basement.

What to pack:

We have seen it a thousand times: a buyer chooses the “perfect” house in a “just okay” location over a “fixer-upper” in a “dream” location. Two years later, they are frustrated by the commute or the lack of nearby amenities.

You can renovate a kitchen, but you cannot move a house three miles closer to your favorite coffee shop. When you are house shopping, focus on the lifestyle each area offers. Ask yourself:

- How is the commute to work?
- Are there walking trails or parks nearby?
- Is it close to the amenities that make your daily life easier?

You’ve Made Showing the House a Mission Impossible
“Showings only between 2:00 PM and 4:00 PM on alternating Tuesdays when the moon is in waxing gibbous.”

If your showing instructions are too restrictive, you are essentially ghosting the buyers yourself. Buyers are busy. If they have five houses to see on a Saturday morning and yours is the only one they can’t get into, they won’t reschedule: they’ll just buy one of the other four.

The Fix: Make your home as accessible as possible. We recommend using a secure lockbox and allowing for “short notice” showings whenever possible. It’s a temporary inconvenience for a permanent sale.

You’d be surprised how often people forget that a vacant house might not have working light bulbs in every fixture. Or, even more common, you arrive after sunset and realize you haven't set up the utility account yet (don't worry, we’ve all been there!). Even if the power is on, moving into dark corners or exploring a basement requires more than just your phone’s flashlight.

What to pack:
- High-quality Flashlight: Not just your phone. You need something that can stand on its own or clip to a belt.
- A Pack of LED Light Bulbs: Sellers often take their "smart" bulbs or expensive LEDs with them, leaving you in the dark.
- Phone Chargers & Power Banks: You’ll be taking photos, calling utility companies, and Googling "how to use a smart thermostat" all day. Don't let your phone die.
