Part of homeownership is being proactive about taking care of your castle and having a home maintenance plan. So get out your toolkit because we’re about to take you through the essentials of home maintenance.

Annually - Part 1

Clean your deck or patio.
Wooden decks tend to rot if they’re not properly maintained. If you’ve got a wooden deck stained with a thinner, transparent varnish, restain it every year or so. And remember those wood fences, too!

Check your exterior.
If your home has wooden siding, inspect it annually for any signs of damage, rot or peeling paint. Also, check for cracks around the foundation of your home. It’s better to find them now before they turn into bigger issues.

Check the trees and shrubs.
Monitor trees and shrubs that might be a bit too close to your house or need a trim. Get in touch with a tree doctor to check on the health of your trees if you need to.

Check the clothes dryer vent.
The vent for your clothes dryer should be free of dirt and lint. While you’re running a load of laundry through the dryer, go outside to make sure the vent is doing its job. It should be releasing lots of fresh-smelling air. A clogged dryer vent can make your dryer less efficient and can start a fire!

Test your garage door’s safety features.
Your garage door should have stop and auto-reverse motion detection to sense if an object is in its path. Get a two-by-four piece of wood and place it underneath the open door, then close the door using the button on the wall. The door should stop closing once it detects the wood and go back up.

Inspect your attic.
If you have an attic, get up there at least once a year to clean, check for pests, and rule out leaks after heavy rain.

1: Clean Gutters to Prevent Water Damage
Clogged gutters mean storm water can overflow, saturating your home's foundation, water seeping into your attic and damaging walls.

3: Install a French Drain to Keep Water Away

An hour in the dark is an inconvenience, but a power outage of a day or two can be hazardous to your health and wallet. Invest in either a portable or standby generator, depending on how much power you need.

5: Prevent Fires with Hardscaping and a Tidy Yard
Stone doesn't burn, so a well-maintained lawn and flagstone patio are meant for more than just curb appeal. You can also deprive flames of fuel by keeping the grass short and irrigated, removing dry leaves and dead plants, and pruning dead branches.

6: Install Impact-Proof Doors and Windows
Impact-resistant windows, doors, and garage doors can inhibit high winds that cause structural damage from entering your home.

7: Update Your Insurance
Sometimes you really do need to read the fine print. Once a year, review your homeowners insurance to make sure you can rebuild your whole house in case of a disaster.

8: Check Fire Extinguishers
While a fire extinguisher doesn't technically expire, it's possible for its seal to weaken over time, causing the pressure to drop and rendering it useless. Check that the locking pin is intact and the pressure gauge or indicator is pointing to "full."

9: Pick Fire-Wise Plants
Plants with stems that contain wax, terpenes, or oils are super flammable; such as junipers, hollies, eucalyptus, and pines. Choose fire-resistant foundation plantings like azalea, boxwood, hydrangeas, and burning bushes.

QUARTERLY

Replace your HVAC air filters.
The amount you use your HVAC unit affects how often you need to replace your air filters. You can replace your filters every couple of months depending on the thickness of the filter (1" filters need to be changed out more often than 4" ones).

Clean faucet aerators and shower heads.
Dirty aerators (the part where the water comes out of the faucet and showerheads) could mean limescale and dirt are blocking the water stream which affects water pressure. A quick scrub will keep them flowing freely.

Clean your washing machine filter.
This filter in your machine picks up larger bits of debris and lint from your clothes. Unscrew the filter and clean it every few months to keep your machine running well.

Test smoke alarms and GFCI outlets.
Alarms come with a test button to make this a quick and easy job. You should also replace the batteries every year—even if the low-battery beep hasn’t kicked in yet.
In your bathroom and kitchen, you’ll see outlets with buttons that say test and reset on them. These are GFCI outlets that monitor the electricity flowing through them to prevent shocks. Press test and then reset every few months to make sure the trip function is working correctly.

Lubricate garage doors.
Garage doors have moving parts that need dusting and proper lubrication every few months. It’s also smart to coat the door springs (if you have them) with lubricant to lengthen their life.

Check for pesky pests.
It’s worth keeping your eyes peeled for signs of pests inside and outside your home every few months. You can take care of some problems with over-the-counter products, while some might require professional attention.

No matter why you’ve chosen to rent, it’s important to be prepared for the fees and expenses associated with renting.

EARLY TERMINATION
Typically, it’s wise to give at least 30 days' notice of your intention to break a lease. The terms should be clear in the lease agreement, but you can expect costs anywhere between 1-4 months’ rent. There are exceptions to this fee, related to the age and income of the tenant, but in any case, it’s best to inform the landlord as early as possible. Subletting the apartment can help mitigate the cost of breaking the lease.

Myth: Wait Until the Property is Under Contract for a Home Inspection

Buyers have the option to bring in an inspector to find any hidden problems with the home. Smart sellers buy their own home inspection prior to putting the home on the market!

For the price of a few hundred dollars or so, a home inspector will go through the home thoroughly, giving you the opportunity to make minor repairs or take care of deferred maintenance before entering a contract.

You can also disclose any issues before a buyer enters a contract. This prevents your sale from falling through or taking a price reduction based on the buyer’s home inspection contingency clause in the contract.
