A house can be whisper-quiet at 11 AM and sound completely different at 5:15 PM.

That's why I tell buyers: don't just look at the house. Test-drive it.

Come back during rush hour. Sit in the rooms you'll actually use. Listen. Check the traffic. Try getting in and out of the driveway.

You're not looking for a perfect house. You're figuring out whether this house works for your real life.

And sometimes that second visit tells you more than the first one ever could.

You don’t need someone following you from house to house telling you, “This is the one!” You need someone who’s comfortable saying, “I think we can do better.”
