Here's something buyers rarely think about:
Go back to the house around 3 PM.

That gorgeous wall of windows you fell in love with might create a completely different room once the afternoon sun hits it.

Check where your TV would go. Where your desk would go. How hot the bedrooms feel. And don't forget the deck or patio.

Natural light is fantastic—but you're not buying a photograph.

You're buying what that house feels like at 8 AM, 3 PM, 8 PM and every hour in between.

That's why I tell buyers: don't just look at the house. Test-drive it.

Come back during rush hour. Sit in the rooms you'll actually use. Listen. Check the traffic. Try getting in and out of the driveway.

You're not looking for a perfect house. You're figuring out whether this house works for your real life.

And sometimes that second visit tells you more than the first one ever could.
