🛋️ SOLD in Rootstown...and this one started with a couch!

Back in 2023, my wife and I were getting new furniture and offered our old couch for free in our neighborhood Facebook group. These folks came over, hauled it away, and that was pretty much the extent of our relationship at the time.

Fast forward a few years and they trusted me with something a little bigger than a couch. 😁

First, I had the opportunity to help them purchase their new condo in Aurora. Then we turned our attention to selling their home right here in Rootstown...which also happens to be in my own neighborhood.

They worked incredibly hard getting the home ready for market. We listed at $414,900, had strong interest right out of the gate, went under contract over asking, worked through a few bumps along the way, and today officially CLOSED at $420,000! 🏡🎉

These four homes have something pretty special in common: each one was the childhood home of my seller.

Yes, I am posting about a toilet lid. 😂🚽

But this is not really about the toilet lid.

It is about preparing a home well, solving problems, and paying attention to the details most people may never notice.

This Canton home is being prepared for market during a major family transition, and from the first walk through, the goal was clear:

Not a full renovation.
Not chasing perfection.
Just smart, practical updates to help the home show well, function well, and be ready for its next chapter. 🏡

Since then, a lot has happened:

🛠️ Large rear deck rebuilt and painted
🏡 New LVP in the kitchen, nook, half bath, and laundry room
🍽️ New dishwasher, sink, disposal, and microwave
🪞 Brand new vanity in the half bath
⬇️ New carpet on the stairs leading to the finished basement space
🧸 New carpet in the finished basement area
🪟 Shutters replaced
🚪 Front door painted
💦 House pressure washed

And yes, somewhere in the middle of all that, there was a cracked toilet lid from an original 1990 toilet that needed replaced. 😄

So we used ChatGPT to help review faded markings inside the tank, compare profile photos of the toilet from several angles, narrow down the match, source the right lid, get it delivered, and check one more thing off the list. ✅

Sometimes preparing a home for market means big things like flooring, appliances, curb appeal, and deck repairs.

And sometimes it means tracking down the right replacement lid for a 1990 toilet.

The details matter.

The people matter more.

This Canton home is almost ready for market, and I am grateful to help guide the process.

Today brought two closings and a new listing...but each represents something completely different.

Longtime friends taking the first step toward building their forever home in Wadsworth.

A single mom who moved her two young boys from Ohio to Virginia on her own...and today we officially got her Ohio home SOLD.

And a family in New Carlisle who needs a path forward. Today, we got to work helping them find it.

Another closing in the books! 🏡

This home officially sold today after first hitting the market back on March 31. Not every transaction is quick and easy, but every client deserves the same level of commitment from day one until closing day.
