Happy holiday weekend everyone! Since it is "Labor Day", I'll be working this weekend on Sunday. My newest listing just went live in the MLS, and I have an open house scheduled for Sunday at 1pm. Who knows someone looking for a house in the country? My newest listing just went live in the MLS. The property is located in Edinburg Township, with an Atwater mailing address and Southeast Schools. It's on 2.93 acres, and is a 4 bedroom, 1.5 bath brick Bi-Level with a newer (summer of 2021) roof, gutters, and downspouts. The sellers just had the drain lines cleaned, and the septic system was just serviced/pumped and inspected in late April of this year. It's a great property, 1274 feet deep. The backyard is HUGE! I'm always extremely proud when I have a review like this posted by real estate clients. I worked with Brad & Jill for 2+ years looking for "The House". Recently, we found "The House". They listened to my advice, and with some aggressive strategy their offer was chosen by the sellers. They closed on it and had their old house ready to list less than two weeks later. That house was on the market for 2 days, had over 20 showings, and received 8 written offers, all over asking price. It will close next month.

Not just another "SOLD" picture. I met Amanda & Ben about a year ago when I worked with them to purchase a lot I had listed. They were going to build a new home. Fast forward to spring of 2022, and we put their house on the market back in April, and sold it after 21 written offers for $31,000 over asking price! With construction costs out of control, they decided to sell the lot they were going to build on. We listed it, and it went under contract with a cash offer over list price, less than 24 hours after hitting the MLS. Now it was time to look for a new "forever" home for them. I'm a firm believer in things happening for a reason, and after losing out on a home that went $55,000 over asking in multiple offers, we found their forever home. We discussed ways of being creative with their offer, and in the end, they said "we trust you!" They won out in a multiple offer situation, and will be moving into a wonderful home for their growing family later this month. I love these kinds of pictures! This home in Firestone Park has it's first new owner in 62 years. We had multiple showings stacked on top of each other, 50+ people through the open house, and 11 written offers submitted. Congratulations to the new owner!

I recently listed a property in Cuyahoga Falls. I have a very specific plan for listings that I use, and for it to reap the most benefit my sellers need to follow my plan. These particular clients are among the best I've ever worked with so far as following "The Plan". They said "we trust you 100%". The result? The house photographed and showed beautifully! We had over 80 showing requests and 21 written offers were submitted! Today's market is on fire, so I can't take all the credit. It was a lot to manage as an agent. But it was worth it because my clients are extremely pleased with and super excited about the offer they chose and what the proceeds from the sale will help them do in their next chapter in life.
