Two take aways for Douglas County based on January's numbers:
1) We have a lot of inventory, the most we've seen in a few years with approximately 7 months of inventory as of January 2026. Six months of inventory is considered a balance market meaning neither buyers or sellers have an advantage in the market.
2) Look at the price range of where most homes are selling in Douglas County. Just over 66% of homes that sold in January 2026 were between $200,000-$500,000, with 32.4% of those being $300,000-$400,000.
