Douglas County Real Estate Market Trends for May 2026

Existing home sales increased nationally by +3.2% in May 2026. Month-over-month sales increased in the Northeast, Mid-west, and the South and were unchanged in the West. “More Americans are on the move, with home sales rising to the highest level since December. This is great news for the housing market and the economy,” said Chief Economist for the NAR, Dr. Lawrance Yun. “Improving affordability is helping drive this momentum. Even with mortgage rates ticking up compared to earlier this year, they are down slightly from a year ago. Will mortgage rates level off soon, that is anyone’s guess, according to many economists from the housing and mortgage industry.”
In May 2026, Oregon’s housing market saw home prices slightly down year-over-year, with modest increases in sales volume and stable supply. Oregon’s housing market is showing signs of cooling prices but steady buyer activity. Supply remains tight at 4 months with Douglas County supply at 4.4 months. Sellers are becoming more realistic about the pricing of their home rather than testing the market. The median sales price of a home in Oregon is $515,159 with is down (- 0.74%) from May 2025. Regional price growth of homes in Oregon was up +21% in the West Linn area with Roseburg seeing a +3.9% increase in pricing year-over-year.
Residential trends for Douglas County when comparing May 2026 to April 2026 in terms of new listings were up +21.7%, (213 vs 175), pending sales were up +5% (146 vs 139), and closed sales were up +10.3% (128 vs 116). The average sales price remained the same as last month at $338,800. Also, the median sales increased to $315,000 from $310,000. (+1/6%).
Area pricing varies in Douglas County depending on what area the buyers choose to live in. The Glide area remains the highest with the average sales price of $555,000 followed closely by NW Roseburg and Garden Valley at $533,500; NE Roseburg and Wi******er area at $328,400; North Douglas county at $327,900; Myrtle Creek and South at $325,600; SE Roseburg at $321,700; Sutherlin/Oakland at $308,800; Green District at $304,500; SW Roseburg at $294,800 and Winston/Dillard at $261,100. As you can see, Douglas County housing market continues to be strong with some areas seeing a higher percentage increase in value over others.
The State of Oregon Labor and Employment Department just published the economic indicators for May 2026 with the most notable year-over-year employment changes. Private education and health services are growing by some 100 jobs (+1%), local government by 140 jobs (+3%), retail trade down -70 jobs, (-2%), Manufacturing -230 (-5%). Employment changes in Douglas County since 2019 have been down by some -1,010 jobs (-23%). Our April seasonally adjusted unemployment rate is 6.2% which is higher than the State of Oregon and the national 4%.
