For many buyers, the news that mortgage interest rates will rise this year can be super disappointing. Experts project that standard interest rates will range from 3.3% to 5% in 2022.

But when we look back, those interest rates are actually AMAZING.

You probably hear a lot about the “good old days” of real estate, but back in the 1980, interest rates were around 12.7%. And the 70s weren’t much better with a rate of 8.86%. In fact, interest rates only really started to go down around 2010.

Even though interest rates are rising compared to last year, they’re still historically low.

So don’t let interest rates stop you from buying a new home!

These 4 ideas will help you show off the best features of your home to buyers.

-Switch light fixtures to trendy edison bulbs or get daylight LED bulbs to give your space a fresh look.

-Update those dated fixtures to something modern and trendy to attract buyers and help your space feel updated.

Buying new construction can seem like a good way to avoid a lot of the headaches that come with older homes. With things built to your specifications and a brand new everything, you’ll pay a lot less in decor and maintenance costs.

But new builds do have some hidden costs that could end up putting a big dent in your wallet. Here’s what you need to know:

1. Understand that the model home is like the top trim package on a car–it has all of the upgrades. And those upgrades probably cost thousands of dollars. When you tour the model home, pay attention to the things that will definitely be in your house like the layout.

2. Know what’s included in the base model. Some base models come with appliances and all of your home necessities included while others come with just the bones of the house. It depends on the builder, but you need to know exactly what you’re walking into.

3. Read the warranty. Not all builder warranties are the same, and they will cover different things. Make sure you understand what will and won’t be covered so you aren’t surprised down the line.

4. Use your own agent. The agents working at the new construction are the builder’s agents–not yours. That means they work to get the builder the best deal possible, even at your expense. Protect yourself and get a fair deal by hiring your own buyer’s agent.

This is the big one for most sellers–how much money are they going to walk away with in their pocket?

It’s actually pretty easy to figure out what the net proceeds will be.

First, get your numbers ready:
-selling price
-how much you owe on your current mortgage
-prep and repair costs
-closing costs (usually around 7-9% of the sale price)

Then you can use this simple equation to get your net proceeds.

[selling price] - [remaining mortgage] - [prep costs] - [closing costs] = your net proceeds!

There are also many free, online calculators that will do the math for you. Just Google “home sale calculator” for a shortcut.
