According to NAR’s Code of Ethics, I’m required to ā€œsubmit offers and counter-offers objectively and as quickly as possible.ā€
Bottom line:
• I must present ALL offers to my seller clients until they waive this in writing
• The highest price isn’t always the ā€œbestā€ offer—terms, contingencies, and timeline matter too
• With seller approval, I can disclose the existence of multiple offers to other buyers

My role: I present every offer clearly, explain the pros and cons of each, and help sellers evaluate.

The seller makes the call. I make sure they have everything they need to make it!

Today I helped a client move picture frames, artwork, and a few plants.
Bottom line: Real estate isn’t just about contracts and negotiations. It’s about people in transition—and sometimes that means lending a hand when they need it most.

My role: Whatever it takes to get my clients to the finish line. Some days that’s analyzing offers. Other days it’s moving keepsakes and monstera plants to the new house.

The purchase agreement gives buyers a final inspection within 5 days before closing to confirm three things:

1. The property is in substantially the same condition as when you made your offer
2. All agreed-upon repairs have been completed
3. The seller has met their contractual obligations

Bottom line: This protects buyers from last-minute surprises.
My role: I coordinate the timing, document any issues, and help resolve them before closing.
This isn’t a second home inspection. It’s about holding everyone accountable to the deal.
