So happy for this awesome first time buyer! A past client who was renting a room to this buyer recommended he give me a call after mentioning he was considering purchasing a home. He was a VA buyer looking for a small starter home to help his family with their living situation and begin his homeownership journey. 🏠

With his past service a VA zero down loan was the best route for him. We paired that with seller paid closing costs, repairs, and a brand new roof to end up with this amazing buyer spending exactly $1 to get into his first home! 😍

These are the one’s I love more than anything. Renting would have costed him just as much and now instead he has a growing asset!

A Happy New Year and belated congratulations to these amazing first time buyers! 🔑❤️

I don’t even know where to start with this one. These two people are some of the most amazing and hardworking individuals that I’ve had the pleasure of meeting. We were quickly able to narrow down their search criteria though it took a little while to find the right opportunity as we battled current mortgage rates! 👊🏼 Well the right opportunity popped up and we went to see it the same day it hit the market. The listing agent was bombarded with showing requests and had open houses scheduled over the weekend. We asked what needed to be done for all showings to be canceled because my clients had to have this home! Just a day later, with a strong offer, we were in contract! 🍾

Now during Escrow on this one we ran into some problems with evident active roof leaks and an Appraiser requiring a 2-year roof certification to sign off on his inspection. The issue that arose was that we were looking at a 30 year old Comp Shingle roof and no matter the repairs that were made, no one would certify a roof at its life expectancy. With that said we had to ask the sellers to complete an entire re-roof mid escrow, while also battling the rainy season. 😅 In the end we closed only 11 days late with a brand new roof and now it was time to get to work on the inside!🛠️

They both worked so hard to get where they are today and are continuing the hard work to turn their first house into their perfect home. I had the pleasure of assisting with the start of the demo a few days back and needless to say, they pretty much have a blank slate to make their dreams a reality! ❤️ I can’t wait to get together with these 2 new amazing friends and see the finished home!

Before & After! 👀

Our guest bath was completely original since we moved in 7 years ago! I wanted to do this DIY with the cheapest budget possible. 💸

🪞Used extra wood I had to frame the existing mirror
🎨Used extra paint I had to paint the cabinets black
🛠️Used 5 extra handles from our kitchen & bought 2
💡Picked up the new vanity light off of FB for $10
🚰Bought a new faucet off Amazon for $25

Total spent was maybe $50 for this little remodel! 😍

It’s a huge step buying your first home and I am so happy for Greg and Jess! ❤️

These wonderful buyers were referred to me from an agent in the Bay Area. All moved very quick as I showed them the first home just the next day! Greg instantly fell in love with the potential and asked what he had to do to compete with the other offers that were coming in. 👊🏼 We worked together to create the best possible scenario for both himself and the sellers and made this dream come true!

9️⃣ Officially closed and keys handed over 3/18

In the end it takes excellent communication with all parties involved and reasonable expectations all the way around for a transaction this quick and smooth and that’s exactly what we had here! ❤️

I’d like to welcome John and Ray to one of my favorite Lincoln Communities, Sun City Lincoln Hills! 😍

John, Ray, and I met not too long ago and by coincidence at that. They were considering the move from Redwood City and things began to move much quicker than they anticipated after we saw this stunning El Dorado floor plan that they just had to have! ❤️

Not only was their first offer submitted accepted, it was also UNDER asking! Shortly after getting into contract their current home received a solid off marker offer that they just couldn’t pass up. Subsequently we were able to move up the close of escrow on their new home by 9 days allowing them some extra time to get things moved from their current home. 👏🏻

These two were on top of things and a pleasure to work with. I really look forward to seeing them around town and sharing a bottle of wine when they are all settled in! Congrats! 🎉🍾
