🇺🇸 Veteran & VA Buyer Update | August 31, 2026
📉 MORTGAGE RATES
The national average 30-year fixed mortgage is 6.66%, compared with 6.65% last week. Rates have essentially held steady, which gives buyers a little more predictability heading into September.
🏠LOCAL MARKET
The Sacramento/Placer market continues to give buyers and sellers different opportunities depending on location and price point.
• Sacramento County: affordability remains considerably better than much of California. The Q2 median was approximately $560,000, with about 32% of households able to afford the median-priced home.
• Placer County: the Q2 median was approximately $680,000, with about 34% of households able to afford the median-priced home.
• Placer inventory: July inventory increased slightly from June but remained about 5% below last year, while closed sales were nearly 6% higher year-over-year.
🇺🇸 VA LOAN WATCH
No major new VA purchase-loan eligibility change was announced this week. The VA’s most recent August circular deals primarily with servicing and VA partial-claim situations—not a change eliminating or reducing the core VA home-loan benefit.
