We’re officially in the final 10–15% of this flip
Paint ✔️
Flooring ✔️
Countertops ✔️
Backsplash ✔️
Can lights ✔️

Now it’s all about those finishing touches transition strips, plugs, plates, switches, hanging lights and all the little details that finally make it feel DONE.

We were also able to save the original tile by having it professionally cleaned, and it ended up working perfectly with the new flooring.

And sometimes when you find something you LOVE… you use it again. 😂

We loved the countertops and backsplash from our 40th Street property so much that we used the same combination here.

But one of my favorite transformations has to be the fireplace. Instead of ripping out the original stone, we had it refinished and darkened the grout to make the stone pop, and it completely updated the look without replacing it.

We’re SO close to the finish line. Who’s ready for the final reveal? 👀

Demo day at our Natomas project, and the kitchen is officially getting its makeover!

We’re keeping the layout functional while giving everything a fresh update painted cabinets, new countertops, new appliances, hardware, can lighting and a new backsplash. One of our signature details is keeping the tile backsplash focused on the main back wall and leaving the sides clean with finished wall texture.

We’re still deciding exactly how we want to finish the raised bar area, but that’s half the fun of a flip sometimes you have to see things come apart before you know exactly how you want them to go back together.

It’s already a great-sized, usable kitchen for this home. Now we get to make it look GOOD.

Another flip update and we are getting SO close to seeing this one come together. 👏🏼

Countertops are up next, and we had to get a little creative with this kitchen layout. We’re carrying the countertop up the face to make everything feel intentional and connected, then adding tile across the entire focus wall to give the space some texture and character.

Once countertops are in, paint starts,and after that, it’s all the finishing details: lighting, plumbing fixtures and putting everything back together.
We’re looking at about three more weeks, and this is the stage where things start changing FAST.

We officially wrapped up this project, and I couldn’t be happier with how it turned out

After finishing up the inside, connecting the backside, and going back over everything with the whites, it really made all the details pop and brought the whole space together.

A huge thank you to The Skull Museum and Rache McMillian for making this such a great experience. They were absolutely fantastic, and I highly, highly, HIGHLY recommend them!

It was fun bringing you guys along for this family sleeve.

Lincoln Flip Update!
We’re back at our next Lincoln flip, and we’re about 50% through the renovation!

The floors are in, baseboards are going in, exterior paint is underway, and we’re knocking out all those little details that make a BIG difference in the final product.

One thing we’re really intentional about with our flips is fixing the imperfections before we paint. Drywall repairs, removing outlets, patching walls you name it. It’s all about doing the prep work so we can get the cleanest, best-finished product possible.

And we’re also finding ways to save where we can.

In the primary bathroom, the existing tile flooring actually works really well with the new floors, so instead of replacing it, we’re having it professionally cleaned and giving it a refresh. The shower is in great shape, too, so we’re scraping and re-caulking it and using a refinishing product to give the tile a fresh, brighter look.

Plus, new countertops are on the way!

This house didn’t need a complete overhaul, it just needed the right updates and attention to detail. And it’s coming together FAST. 👀

We’re at our Lincoln flip, and this one is getting close to hitting the market! We’ve already started demo, and today Kevin and I are doing our final scope-of-work walk to go through everything from top to bottom and make sure we’re all on the same page before we move forward.

The best part about this house? The bones are GOOD.
We don’t have to completely reinvent it, which means we can save where it makes sense while still giving the home a fresh, updated look.
✨ Saving the existing cabinets
✨ Keeping the floors
✨ New countertops + appliances
✨ Updating the bathrooms
✨ Giving the fireplace a little refresh
✨ And tackling all the little details that will bring it together
Not every flip needs a massive renovation. Sometimes the smartest move is knowing what to change and what to keep.
