2-day late post…First official day of the tour. The day begins with a Masala Dosa for breakfast followed by a short walk to the Gateway of India. Then a bus ride with stops including the Flower market, Crawford Market, a train ride and visits to the Dhobi Ghat, World Heritage Chhatrapati Shivaji Maharaj Terminus (Formerly Victoria Terminal) and ending at the Chhatrapati Shivaji Maharaj Vastu Sangrahalaya - Prince Wales Museum. Took a little afternoon break and it was then off to “High Tea” at the Taj Mahal Hotel. Very posh. Somewhat reminiscent of the Hotel Del in the photo displays of visiting dignitaries. Significantly more upscale in look and feel though. Finished the day off with a quick, small whiskey nightcap, then off to prepack and bed. Have to catch a flight tomorrow to Udaipur

Buyers don’t want to pay more than what the “comps” show, so it’s crucial to get the pricing right. Going too high can backfire and underestimating a home’s value might cause you to leave money on the table.

To price your home right from the start, work with a qualified agent to consult and review your neighborhood’s most recent sales of homes similar in size, condition, and location. Done well, you should get an idea of what homes around you are selling for and why.

🗝 A frequent mistake sellers make is pricing a home too high and then lowering it periodically

🗝 Some sellers think this practice will yield the highest return. But, in reality, the opposite is often true.

🗝 Homes that are priced too high will turn off potential buyers, who may not even consider looking at the property!

🗝 Homes with multiple price reductions may give buyers the impression there’s something wrong with your home’s condition, or that it’s undesirable. The last thing you want to hear is a buyer ask "I wonder what's wrong with it?"

It’s best to eliminate the need for multiple reductions by pricing your home to attract the widest pool of buyers from the start.
