Nearly 20% of buyers in today’s market are waiving their right for inspections. This is because buyers are in a highly competitive market, and are looking for ways to separate themselves from the competition. Normally I don’t advise waiving the inspections but there are a few situations were there may be less risk.

1) More often in this market sellers are getting inspections done before going on the market. This way things can get fixed upfront and sellers won’t have to negotiate with a buyer while in contract. If the reports look clean or the seller has made repairs you may have less risk of having to do repairs after you bought the home.
2) Buyers can put a clause in the purchase agreement that they will do inspections, but they are for “informational purposes”. This clause will convey to the seller that you’re willing to take on more of the known defects of the home, but you will still have an inspection contingency in place to protect yourself in case something big comes up in the new inspections.

Having a trusted advisor to help you navigate the risks/ benefits upfront will save you time and $$ on the back end!

Good read! I hear from younger buyers right now that they want to wait it out, and hope the market goes down and things will be more affordable.
