North State Building Industry Association reported there were 332 sales reported by BIA member builders, down 18% from July and down 33% from August 2025. However, the month-over-month decline was caused largely by the fact July was a five-week month. Average weekly sales for August were actually slightly above July's figures (83 sales to 81). Still, BIA President & CEO Tim Murphy said the fact interest rates have nudged up to around 6.75% has taken a toll.

Housing Market Still Sluggish

According to the National Association of REALTORS®, existing-home inventory increased 1.3% from a year ago, although it slipped 0.6% from May. The supply of homes on the market edged up from a 4.5-month supply to 4.6 months at the current sales pace, giving buyers slightly more choices than they had earlier this year. Housing affordability improved across all regions compared with last year, particularly in the South and West. Even so, the median existing-home price reached a record $440,600, up 1.8% from a year earlier and marking the 36th consecutive month of annual price gains.

Existing-home sales declined 2.4% from June 2025. NAR Chief Economist Dr. Lawrence Yun said the modest month-to-month swings in sales demonstrate how sensitive buyers remain to mortgage rates and affordability. He added that continued job growth should support housing demand, but warned that sustained increases in housing inventory are still needed to improve long-term affordability and expand homeownership opportunities.
