Keep in mind the average does NOT represent every single transaction. Sometimes the amount buyers pay is way more and sometimes it's less. Also, outliers can skew the average too. Ultimately let's remember not everything is going $100K above the list price. That certainly happens, but it's not indicative of every transaction. Any thoughts?
