Everybody’s waiting for rates to drop. But life doesn’t always wait for the market.

People buy and sell homes because life changes.

A new job takes you to another city. You want to be closer to family. Your family has outgrown your current home. The kids have moved out and it’s time to downsize. Or maybe you’re simply ready for the next chapter.

And when rates drop, the market could change quickly.

A large pool of buyers who have been sitting on the sidelines may jump back into the market — potentially creating more competition for homes and giving sellers less reason to offer concessions.

At the same time, homeowners holding historically low mortgage rates may finally decide to sell, bringing additional inventory to the market.

So yes, lower rates may give buyers more purchasing power. But waiting for lower rates doesn’t necessarily mean you’ll get a better deal on the home itself.

That’s why I encourage my clients not to focus solely on the interest rate. Look at the entire financial picture — and the entire life picture.

🏡 You Don’t Need 20% Down to Buy a Home.

One of the biggest misconceptions I hear from prospective buyers is:

“I need 20% down before I can buy.”

You may not.

There are thousands of homebuyer assistance programs nationwide, and assistance can come in several different forms—not just one traditional “down payment program.”

Depending on the program and your qualifications, options may include:

• 💰 Grants — Funds that typically do not have to be repaid when program requirements are met.
• 🔑 Down Payment Assistance (DPA): Assistance toward a down payment and, in some programs, closing costs.
• 🏡 Forgivable Loans: Loans that may be forgiven after certain requirements are satisfied.
• ⏳ Deferred-Payment Loans: Repayment may be postponed until you sell, refinance, transfer the property, or another specified event occurs.
• 💵 Repayable Second Loans: Secondary financing that can help with the down payment or closing costs, sometimes at low or 0% interest.
• 📋 Tax Credits & Other Incentives — Additional programs and benefits that may help make homeownership more accessible.

And “first-time homebuyer” doesn’t necessarily mean you’ve never owned a home. Many programs use a definition that includes buyers who haven’t owned a principal residence during the previous three years.

There may also be programs designed for specific professions and communities — including teachers, veterans and other eligible buyers as well as state and local assistance. Eligibility, income limits, property requirements and repayment terms vary by program.

Don’t let the 20% misconception keep you on the sidelines.

The better question is:

What do you qualify for, and which financing strategy makes the most sense for you?

A Different Kind of Real Estate Agent

I often tell my clients that I’m a different kind of real estate agent.

I don’t simply see a house to buy or sell. I see the entire real estate transaction as a project — and I approach it much like a project manager would.

That perspective comes from more than two decades in real estate, combined with my background in Silicon Valley corporate finance, mortgage lending and entrepreneurship. I’ve also bought, sold and invested in real estate personally many times. I practice what I advise.

My approach is straightforward:

1.) Identify the issue.
2.) Bring in the SMEs.
3.) Develop the strategy.
4.) Execute the plan.

Every transaction has moving parts. Financing. Property condition. Inspections. Disclosures. Contracts. Negotiations. Timelines. Tax considerations. Risk. Sometimes the issue is obvious; sometimes you have to know enough to recognize that a question needs to be asked.

And I don’t try to be every expert.

I know when to bring the right SMEs —Subject Matter Experts — to the table. That may mean a lender, CPA, inspector, contractor, attorney or another specialist, depending on what the transaction requires.

Then we develop the strategy, evaluate the options and execute the plan.

That’s how I practice real estate.

Not simply as a salesperson, but as a Real Estate Advisor bringing a project manager’s approach to one of the most significant financial decisions my clients make.
