If you’ve ever bought or sold a home, this one’s for you.

As a Realtor, I spend my days helping families navigate buying and selling homes.

This May and June, I became one of them.

We sold our lakefront home, the home our son remembers from ages 2 to 6, and traded it for something that made more sense for this season of life: a bigger backyard where he can run, play, and just be a kid.

What I wasn’t prepared for was how emotional the process would be.

The day before moving, my husband had a health scare that reminded us how quickly priorities can shift.

Suddenly, the move felt secondary to what truly matters.

And then there was the first morning in the new house.

That strange feeling of waking up and thinking, “This doesn’t feel like home yet.”

If you’re preparing to buy or sell, I want you to know something:

It’s completely normal to feel excited, grateful, nervous, sad, and hopeful all at the same time.

Moving isn’t just a transaction.

It’s saying goodbye to one chapter while learning to embrace the next.

I sold my own home before it ever hit the market., over asking, before the broker open.

As a Realtor, I used the same strategy I use for my clients... and sold my home before launch day.

No Zillow.

No public open houses.

No MLS launch.

No broker open.

Just strategy.

As a Realtor, I knew if I was going to sell my own home, I was going to leverage the same systems, relationships, and marketing strategies I use for my clients.

Here’s exactly what I did:

➕ Personally text, email and invite top-producing agents throughout Sacramento and Placer County to a private broker event

➕ Created branded marketing pieces with property details and exclusive RSVP messaging

➕ Built a dedicated property landing page with all home information

➕ Launched a teaser campaign across social media and email one week before launch

➕ Scheduled strategic content every two days with countdown messaging to create anticipation and urgency

The goal wasn’t just exposure.

The goal was demand.

And it worked.

Before the broker open even happened, we received an off-market offer that checked every box:

➕ Over asking price

➕ Free 30-day rent back

➕ 15-day close

The broker open that was supposed to introduce the property to agents?

Three days after buying our new home, the AC stopped blowing cold air.

And in June, that’s not exactly ideal. 😅

I spend my career solving homeowners’ problems. 
Today I became the homeowner with the problem.

Thankfully, as a realtor, this is why relationships matter more than transactions.

My husband called me from the house and said, “The house is a sauna.”

The painters were literally dripping sweat.

Most new homeowners would panic.

I made one phone call.

My first call was to my Home Warranty Account Manager, . Within minutes, she helped me register the account, file the claim, and walk through the process.

Less than 20 minutes later, I had a service appointment scheduled.

Then Bri personally contacted the HVAC company owner and helped get a technician out the SAME DAY.

That’s the difference between having a home warranty and having the right people in your corner.

As a Realtor, this is exactly why I spend so much time building relationships with trusted professionals.
