Mortgage Interest Rates have been a long talked about subject. The author of this article might be a bit optimistic. The vast amount of sub-3.5% mortgages held by current homeowners will very likely keep a majority of those potential sellers from ever leaving the home they are in. Regardless of circumstances, it will be extremely difficult for them to make a move without sharply increasing their housing costs if they need to replace their sub-3.5% rate to do it. Thinking this is stale information even though they publish it like we've all missed seeing what is happening. The rate lock affect has been a thing for 2 plus years or more. The lack of inventory has been a thing for 2 decades plus according to several government studies. The affordability problem has been an issue for a generation. Lack of entry level inventory is due to some very costly Fed, State and Local regulations that make smaller homes expensive to build.

This is not really news, but it seems like a vast majority of people still do not understand the dynamics we are seeing in the real estate market. What is happening is similar to the effects of rent control. The housing market could be on its way to a full stop in unit volumes for resale home sales. We will just have to see...
