I’m hearing a lot of potential sellers say they’re going to opt to pull their properties off of the market, to generate cash flow while the market “rebounds”.

But it’s always good to consult with your real estate/legal/accounting professionals about the implications of such decisions, which could include…

1. You may miss out on a good selling market.
2. Landlord responsibilities and tenant issues can be stressful.
3. Possible vacancies, repairs, and unpredictable costs.
4. Increased wear and tear on the home.
5. More complex taxes, insurance, and legal requirements (possible capital gains!).
6. Potentially harder to sell later, especially with tenants.
