I cover Long Island and New York City. I have enjoyed a long career in the fashion industry as an international agent between manufacturers and clients. Over the years my job always meant bringing people together. I believe that I accomplished this with the highest level of knowledge about the products, and following through with great service and attention to the smallest details. I now bring thi

s experience and knowhow to my new passion in real estate! Over three years ago I joined Living Real Estate Group in New York City, a fantastic boutique agency owned by my school-time friends. I quickly became engaged in commercial leasing of fashion showrooms in the Garment District based on my contacts in the industry, and subsequently expanded this to residential apartment sales and rentals. I commute daily to Manhattan, but as a resident of Great Neck- a wonderful suburb on Long Island, just 30 minutes by train- I decided that I would expand my real estate activities to this area as well! I recently joined a highly reputed agency- Edna Mashaal Realty in Great Neck and now hold a dual Real Estate Salesperson's License both in New York City as well as on Long Island. I love working with people and helping them find good homes that meet their budgets and needs! I have access to listings in New York City and all over Long Island through the Multiple Listing Service, and potential clients can thus benefit from my services interchangeably. I also offer expertise in the commercial area in leasing of offices, stores or larger building projects. I earned my business degrees from New York University and Pace University, and consider myself a true New Yorker enjoying the City's energy and cultural diversity. Below are takeaways from StreetEasy’s October Market Report: Homes Entering Contract Jump 24% as NYC Buyers Adjust

· Home shoppers were undeterred by 30-year mortgage rates at their highest level since 2000. In NYC, 1,858 homes entered contract this October, an increase of 23.6% from September 2023 and 8.2% from October 2022.

· With resilient buyer demand, the citywide median asking price in October was $1.1M, a record high since 2017 and 10.6% higher than a year ago. In all five boroughs, median asking prices are up from last year with Brooklyn showing the fastest increase in asking prices due to competition for limited homes on the market.

· Motivated buyers and sellers with larger budgets have been supporting the NYC sales market, but rising mortgage rates have already cut into would-be buyers’ budgets substantially. Additional increases in mortgage rates could push more buyers to the sidelines and raise the pressure on sellers to cut asking prices.

· That said, the shortage of homes on the market is helping sellers maintain the upper hand. A typical NYC home that sold in October received 96.3% of its initial asking price, mostly the same as 96.5% in October of last year.

· Buyers who have the budget and fortitude to navigate the current market can expect softer competition from other buyers. Buyers on the sidelines may see some relief from mortgage rates taking a step down from their highest level in 23 years over the past few weeks. For sellers, a smaller pool of buyers right now means a competitive pricing strategy is increasingly important.
