There’s a lot of real estate lingo you should know when buying or selling a home. Let’s talk about appraisals. Your realtor will create a CMA (Comparative Market Analysis) before listing your home or writing an offer on the home you want to buy. A CMA helps your agent determine the market value by using comparable recently sold listings in the area to make an informed assessment. This is NOT an appraisal. During the home buying process, the buyers lender will order an appraisal from a licensed, independent appraiser to formally assess the value of the home ensuring it aligns with the loan amount. If the appraisal comes in lower than the purchase price, buyers and sellers can negotiate to either match the appraised value or pay the difference (or agreed upon difference) at closing. If an agreement can’t be reached, a contingency is included in the contract to protect the buyer and their earnest money.
