Here’s what many buyers wish they knew before going under contract:

✅ Earnest Money Deposit: 1%-3% of the purchase price — it shows you’re serious about the offer

✅ Home Inspection: $400-$600 — to avoid surprise repairs after moving in

✅ Appraisal Fee: $600-$800 — the lender requires this to confirm the home’s value

✅ Down Payment: 3% – 20% — depends on your loan type and how much you want to put down

✅ Closing Costs: 2% – 3% of the home price — includes lender fees, title insurance, and other charges

Planning to buy a house in 2025? Here are some mistakes to avoid and what to do instead👇🏻

1️⃣ Skip the debit card—use your credit card instead and pay it off in full each month. Not only is it safer, but it shows lenders you can handle borrowing and repaying money responsibly.

2️⃣ Thinking about a new car? Wait until after you’ve closed on your home. Financing a car can mess with your debt-to-income ratio and credit score.

3️⃣ Got cash stashed away? Get it into a high-yield savings account ASAP. Lenders will check your last 2 months of bank statements, and large cash deposits won’t help.

4️⃣ If you’re more than 6 months out, feel free to browse Zillow. But when you’re serious, use the MLS for accurate info—your agent can hook you up with a free portal!

5️⃣ Hold onto your pay stubs and W2s. Lenders will need them when the time comes.

6️⃣ Don’t borrow money! If you’re receiving a gift for your down payment, make sure it’s documented as a gift, not a loan. Lenders will need to see proof of the transfer.

Here are 6️⃣ things I ALWAYS check before saying YES!

✔️ The Roof – How old is it? Are there missing shingles or leaks? Roof replacements aren’t cheap!

✔️ Foundation Issues – Cracks in walls? Uneven floors? Doors not closing? BIG red flag!

✔️ Plumbing Problems – Low water pressure, leaks, or rust-colored water? Don’t ignore them!

✔️ Electrical System – Old wiring? Flickering lights? A faulty system = expensive fixes.

✔️ Neighborhood Vibes – Check it out day & night! Crime rates, schools, future development all matter.

✔️ HVAC System – Heating & cooling = $$$. Listen for weird noises & check maintenance records.

Imagine you’re searching high and low for that perfect home 🏡 — every open house, every listing, until you finally find ‘the one.’ But here’s the kicker: there’s a lien on it. 😬

Liens can be attached to properties, meaning any debt or legal claim follows the property itself, not the owner.

Here’s what you need to know:

✅ Mortgage liens – These stay on the property until the mortgage is fully paid. Make sure all mortgage liens are resolved before you buy.

✅ Income and property tax liens – Unpaid taxes? These could mean the government has first rights on the property’s sale. Check for any tax liens early on.

✅ Judgment liens – If there was a court case against the previous owner, a judgment lien might be attached. This needs to be cleared before moving forward.

✅ How to check for liens – Start with public records searches or work with a title company to uncover any claims on the property.

✅ Removing a lien – Insist that the seller clears all liens before closing to avoid any lingering issues!
