📊 North Metro Atlanta Market Update — June 2026 🏡
The market is definitely shifting… but not crashing. Buyers are being more selective, homes are sitting a little longer, and pricing strategy matters more than ever right now. Translation? The “list it and pray” era is officially over. 😅
Here’s what I’m seeing across Acworth, Canton, Dallas, Kennesaw, Marietta & Woodstock:
✨ Marietta continues leading in average sales price
✨ Canton & Woodstock are still seeing strong buyer activity
✨ Dallas remains one of the more affordable options for buyers entering the market
✨ Inventory is climbing, giving buyers more choices (and more leverage)
✨ Well-priced, updated homes are STILL moving quickly
Average days on market across these areas are hovering around the 30–47 day range, which tells us buyers are taking their time and comparing options before pulling the trigger.
If you’re thinking about selling this year, strategy matters more than timing. The homes winning right now are:
