📊 North Metro Atlanta Market Update — June 2026 🏡

The market is definitely shifting… but not crashing. Buyers are being more selective, homes are sitting a little longer, and pricing strategy matters more than ever right now. Translation? The “list it and pray” era is officially over. 😅

Here’s what I’m seeing across Acworth, Canton, Dallas, Kennesaw, Marietta & Woodstock:

✨ Marietta continues leading in average sales price
✨ Canton & Woodstock are still seeing strong buyer activity
✨ Dallas remains one of the more affordable options for buyers entering the market
✨ Inventory is climbing, giving buyers more choices (and more leverage)
✨ Well-priced, updated homes are STILL moving quickly

Average days on market across these areas are hovering around the 30–47 day range, which tells us buyers are taking their time and comparing options before pulling the trigger.

Hey friends—this one is close to my heart, so I’m asking you to take a quick second to read this post.

I have a client going through a very difficult season. She just finalized a volatile divorce, and is being forced to sell her home, with closing set for April 9—and she and her two young children don’t yet have a new place to live.

For the past several years, she’s been a stay-at-home mom at her husband’s request, pouring everything into her family. Now she’s starting over. She has two young boys (one with special needs), and her mother lives with them to help care for the kids. They’re just trying to keep it together and get back on their feet.

She needs a temporary place in Dawson County (or nearby) for about 30–60 days starting April 9. Due to legal reasons, staying in Dawson County is important.

She can contribute around $1,300–$1,500/month—this isn’t a handout, just a bridge while she regroups. She’s applied for government assistance, but that process takes time.

Well… this is a great way to kick off 2026! 🙌🏼

I finished in a three way tie for 2nd place in most units sold this month (and yes… tied with my mentor, , which clearly means I will beat him soon 😉😂) AND 2nd place for most points at Method! 🖤

These points we earn come from many of the behind-the-scenes work nobody sees — calling, texting, emailing leads and clients, sending email blasts, writing offers, negotiating, signing listing agreements, and of course… the occasional closing. Basically all the “did I eat today?” type of real estate tasks (I ask myself almost everyday).

But here’s the part that still blows my mind…

When you finish in the top three for the month at Method, you actually EARN money to spend on marketing.
