“If You’re a Buyer
Our advice hasn’t changed and likely won’t change in 2023. You have more leverage now than you’ve had in 10+ years. Interest rates are higher than in recent history, but still historically low. You will likely see rates come down in 2024, at which point you can refinance. If you are interested in a new construction home, then now is absolutely the time to buy. You likely have a 6-month window where there are opportunities you won’t see again for years.
If You’re a Seller
The market is still sluggish, but it’s alive and much better than the fall/winter of 2022. The market is recovering from the bottom up and the inside out, as it tends to do. This means that entry-level and median-priced homes are easier to sell and resale homes in and closer to central Austin move more quickly. Luxury properties and neighborhoods with active production builders are the most sluggish. Pricing is critical across all sub-markets, but you will be a successful seller in any sub-market if you have the correct pricing and go-to-market strategy.
