🚩 Not every home is priced correctly - and buyers should know how to spot the signs.

Before you submit an offer, ask yourself (or your agent) these key questions:
• Do recent comparable sales actually support this list price?�• Is the seller pricing based on the market… or based on what they want to get?�• Could the home run into appraisal issues during the transaction?�• If the appraisal comes in low, am I prepared to renegotiate or cover the gap?
A little due diligence upfront can save buyers from costly surprises later in the process.

👉 “Since there’s no down payment, I don’t need money out of pocket.”

While the VA loan is an amazing benefit, there are still costs you should be prepared for, like:
✔️ Option money
✔️ Earnest money
✔️ Inspection costs
✔️ Closing costs
✔️ VA funding fee (in many cases)
