One of the most important conversations I have with buyers has nothing to do with interest rates or square footage...It's about lifestyle.

Just because a lender approves you for a certain amount doesn't mean that's the amount you should spend. A lender's job is to determine what you can qualify for based on your financial profile, and my job is to help you think about how that payment fits into your actual life.

First-time homebuyers, this one's for you! After your offer is accepted, there is one thing I want you to buy....Absolutely nothing.

I know. It's not the fun answer because you've found the house. You're already imagining where the couch will go, you're pricing refrigerators, you're filling online shopping carts with furniture and decor, but until you've signed the closing documents and have the keys in hand, your lender is still verifying your finances.

That means now is not the time to:

✗ Finance furniture
✗ Open a new credit card
✗ Buy a car
✗ Co-sign for someone else's loan
✗ Make large unexplained purchases

Here's why:

Your loan approval is based on the financial information you provided when you applied. Big changes can affect your debt-to-income ratio and force your lender to take another look at your file.

The last thing you want is for a new sectional sofa to create problems with the home you've worked so hard to purchase.

The mortgage payment isn't the only number homeowners should know. One of the biggest surprises for first-time buyers is realizing that homes don't come with a landlord.

When something breaks, it's your responsibility.

The good news? Most homeownership expenses aren't actually surprises if you plan for them. That's where the 1% Rule comes in.

A common rule of thumb is to set aside about 1% of your home's value each year for maintenance and repairs.

For example:

🏡 $400,000 home = approximately $4,000/year
🏡 $500,000 home = approximately $5,000/year
🏡 $750,000 home = approximately $7,500/year

That doesn't mean you'll spend that amount every year, some years might be a few hundred dollars, others could be a couple of thousand. It's important to be prepared, no matter the expense.

Other years could include a new water heater, HVAC repair, fence replacement, or appliance upgrade.

The most confident homeowners aren't the ones who never have repairs; they're the ones who planned for them before they happened.

One question could save you a five-figure surprise when touring homes. It's common to look at the finishes of a home.

The countertops. The paint colors. The backyard.

Meanwhile, one of the most expensive systems in the house is quietly sitting in the attic.

In Central Texas, HVAC systems work incredibly hard. Many units last around 10-15 years, but age, maintenance, and our extreme summers can shorten that timeline.

Before you buy in CentralTexas, ask:

✓ How old is the HVAC?
✓ When was it last serviced?
✓ Have any major components been replaced?
✓ Is there a transferable warranty?

A system that's nearing the end of its life isn't necessarily a dealbreaker, but it is something you should know before you make one of the biggest purchases of your life.

The buyers who avoid costly surprises aren't lucky, the just ask better questions.

It's one of the most common questions I get from buyers, and I always pause before I answer because I know the excitement of finally getting those keys. But here's why I never recommend scheduling movers for the same day you close.

Closing day has a lot of moving pieces that all have to line up perfectly:
-Both the buyer and seller have to sign every document.
-The lender has to review and approve the final paperwork.
-Funds have to be wired and received.
-The deed has to be officially recorded.

Sometimes that whole process wraps in an hour. Sometimes it takes five. And if even one piece hits a delay, the wire is slow, a signature is missing, the recorder's office is backed up, you could be sitting in a moving truck full of furniture with nowhere to unload it. 😅

Here's what I tell every one of my buyers: schedule your movers for the day after closing. Give yourself a buffer, sleep one more night somewhere familiar, and walk into your new home the next morning with the keys actually in hand and zero stress on the table.

The keys are coming. I promise. We just want the move to feel like a celebration, not a scramble. 💛

POV: The highlight reel of my job is flipping light switches, but the actual job is everything you don't see on camera.

For every switch I flip, I have already:
🔍 Previewed 14 homes you'll never tour because they weren't right.
📞 Called the listing agent to ask about the foundation, the roof, and the weird smell in the laundry room.
📋 Read 47 pages of HOA docs so you don't have to.
🛠️ Lined up an inspector, a lender, a title rep, and a backup plan for all three.
💬 Talked someone off a ledge at 9pm on a Tuesday (sometimes that someone is me).

The light switch part is the cute B-roll, but the real job is being the person you call when you don't know who else to call.
