If you’re a homeowner in Williamson County, Round Rock, Georgetown, Liberty Hill, Hutto, or the surrounding North Austin communities, you may be wondering what today’s market actually means for your home’s value and your plans to sell.

Here’s what we’re seeing in the latest August data:

📉 Median sales price: $399,999 | down 5.9% year over year

📈 New contracts: 965 | up 9.7%

📉 New listings: 1,207 | down 5.9%

🏡 5.4 months of inventory | balanced market

⏱️ 43 median days on market

The interesting part? Prices have softened, but buyer activity is picking up while fewer new homes are coming onto the market.

That creates a market where buyers have more breathing room and negotiating power, but sellers can still be successful when a home is priced correctly, prepared well, and positioned strategically from the beginning.

Enjoyed a sweet team lunch today celebrating birthdays and, more importantly, making space for the relationships and life that exist beyond the daily real estate talk.

It’s easy to get caught up in listings, contracts, deadlines, and the day-to-day of selling homes, so I’m especially grateful for moments where we can simply enjoy one another.

The market right now is HARD especially for sellers…

With lots of inventory it takes a lot to stand out, these are the top three things that heavily impact how long a home sits:

This Chandler Creek home is a clean, well-maintained home with wood tile flooring, updated kitchen, great location just around the corner from Chandler Creek Park, BUT here is the #1 thing that turned a lot of buyers off was the closed off kitchen.

Because my sellers were not going to re-do the whole layout of the home we had to adjust the price. This isn’t bad it’s strategic.

In a market like today we couldn’t just keep sitting at our original price when buyers have SOOO much to choose from.

This sale wasn’t “easy” but I am truly so grateful for my sellers who trusted my guidance, listened to the feedback, and adjusted to the market!

This post makes my heart so full! Samem and Blanda were referred to me by a friend from church. They had just moved to the States a year prior and the dream of owning their own slice of Texas was daunting!
