✨ From Dreaming… to 23 Acres of Legacy ✨

At the beginning of last year, we started searching for something very specific —
10+ acres within an hour of their church on 620.

Not just land.
Not just a house.
A family compound.

They already owned a stunning lake home — the kind most people call their “forever home.”

But then the first grandbaby arrived. 💛
And everything changed.

Suddenly, forever looked different.
It looked like space for grandkids to run.
Room for gardens and animals.
A place where generations could gather under Texas skies.

So the hunt began.

We searched for almost a year.

Driving properties.
Waiting for the right one.

Right before Christmas, we found it.
And then… timing didn’t feel right.
They almost went under contract — and decided to step back.

One month later, after the New Year, they called me.

“It’s time.”

And wouldn’t you know…
The property was still available.

Yesterday, we closed on a breathtaking 23-acre estate in Belton, Texas —
Complete with a spring-fed creek winding through towering trees, open pasture ready for a farm, and all the space needed to build their legacy.

Handing them those keys yesterday wasn’t just another closing.

It was the beginning of a family compound.
It was courage.
It was patience.
It was perfect timing.

This is why I love what I do. 💫

If you’re dreaming about land, acreage, or building something bigger than just a house — let’s talk.

🚧 Big Changes Coming to I-35 And They’ll Impact Real Estate

TxDOT’s massive I-35 expansion through Central Austin isn’t just about traffic, it’s about transforming the city.

Why it Matters:
✅ Reduced commute times
✅ Revitalized urban areas
✅ Rising property values in key zones like East Austin, St. John, and Riverside

The sooner you know where the growth is headed, the sooner you can get ahead of it.

🏡 Thinking long-term investment? This is your cue.

Broker Tip of the Day:

🚫 Don’t skip the Seller’s Disclosure Notice review just because the home is being sold “as is.”

Even when a seller says “take it or leave it,” the disclosure can reveal:
• Previous foundation repairs
• Past water damage
• Roof replacements
• Insurance claims

Why it Matters:
“As is” doesn’t mean “info free.” Knowing the property’s history gives your buyer power—even if they’re not asking for repairs.

Before you start scrolling through listings and touring homes, there’s one crucial step you don’t want to skip—getting pre-approved by a lender.

Why? A pre-approval tells you exactly how much you can borrow, giving you a clear budget and a competitive edge when you find the home. Without it, you risk falling in love with a house that might not be within reach.

If you're ready to kick off your home search, start by talking to a lender. Need recommendations? We’ve got you covered!

TRAVIS COUNTY PROPERTY OWNERS TO BEGIN RECEIVING HOMESTEAD EXEMPTION VERIFICATION NOTICES

State Law Requires Appraisal Districts to Verify Eligibility Every 5 Years

AUSTIN, Texas – Travis County property owners who claim a homestead exemption on their property are set to begin receiving notices requesting they verify they are still eligible to receive those benefits.

Letters from the Travis Central Appraisal District (TCAD) will start appearing in mailboxes this month for property owners who began claiming their exemptions between 1970 and 2009. To verify their eligibility, property owners must complete a verification form and provide a copy of their Texas driver’s license or ID with an address that matches their property.

According to Chief Appraiser Leana Mann, “State law now requires us to check that a property owner remains eligible to claim a homestead exemption every five years. Verifying your eligibility is easy and can be completed online in just a few minutes.”

A homestead exemption reduces a property owner’s tax bill by lowering the taxable value of their property and limiting increases on the net appraised value of their property after they have owned and resided in the home for more than one calendar year. More than 255,000 properties in Travis County are currently claiming a homestead exemption. To ease the process for appraisal district staff and property owners, TCAD will verify exemptions using a phased approach over the next 5 years.

Property owners who receive a notice must verify their eligibility to maintain their exemption benefits in 2025. Deadlines will vary, depending on the exemptions on the property. Property owners who believe their exemptions have been removed in error can contact the TCAD homestead exemption helpline at 512-873-1560 for assistance.

More information on the verification process can be found at traviscad.org/verify.
