I'm Michael Guess, and I've been a proud resident of the Austin area since 1996. My wife and I have raised our three children and many pets in the homes, schools, and parks of Northwest Austin and Leander. I am an engineer by training and profession having enjoyed a 35-year career in Technology. I've worked in large and small companies and co-founded a company that built fiber optic networks in 18

cities. I've also cultivated a passion for real estate over these years. Whether actively looking or not, I've always enjoyed exploring listings, visiting open houses, and touring new construction. War is hell, and it’s also inflationary. That’s why the attack on Iran has led bond yields (and mortgage rates) to jump. The market is particularly worried about the impact of energy prices on US inflation. And the Fed will be less likely to cut rates if a prolonged war sends CPI higher.

Jerome Powell often says that the Fed is "data dependent". Well, the latest data clearly showed both a slowing job market and easing inflation rates. The December Fed rate cut now looks well-justified, but the market remains skeptical that the Fed will cut again on January 28.

The FED reduced interest rates by .25% in its last meeting on Oct 29th. But because that cut was 'expected' by the market, mortgage rates did not see an immediate and corresponding drop. I expect a gradual drop in rates as we approach the December FED meeting with another .25% cut expected.
