According to the most recent estimates from Freddie Mac, the country is short about 3.8 million units of housing, both for-rent and for-sale — meaning there aren't enough homes to keep up with the number of new households that are forming.

The shortage has its roots in the financial crisis, and was exacerbated by the pandemic.

“Across the country, low-income renters are in an even worse situation than before the pandemic due to things like massive increases in rent during the pandemic, inflation and other pandemic-era related financial difficulties.”

Eviction filings are more than 50% higher than the pre-pandemic average in some cities, according to the Eviction Lab, which tracks filings in nearly three dozen cities and 10 states. Landlords file around 3.6 million eviction cases every year.

New-lease asking rent growth is plummeting! After rising 14.5% Y-o-Y through last May, new-lease rent increases rose just 2% in 5/23 compared to 5/22, and may well turn negative, something that since the Housing Bust only happened during the first few months of Covid in 2020. The median price of homes in Dallas County decreased 6.3% ($370,0000) year-over-year in May. Active listings were up nearly 29% but the percentage of closed sales went down (5.5%). Inventory is up over 72% and days on market increased nearly 37%.
